The room
- How is it soundproofed? Ask for a real number — walls and ceilings rated 52 STC or better is the standard to look for.
- Does it have its own climate control? Individual temperature control matters for treatments, adhesives and comfort.
- What are the electrical circuits like? Dedicated, and ideally dual, circuits keep lasers, lamps and tools from tripping a shared breaker.
- Is there an exterior window and natural light? Rare in this category, and a real draw for clients.
The building
- Where do clients park, and is arrival step-free? Free door-front parking and no stairs or elevators remove friction on every visit.
- Are spa and salon services separated? A dedicated wellness wing keeps quiet work quiet.
- What access and security do I get? Look for 24-hour secure electronic access and shared perks like laundry, Wi-Fi and a shower.
The lease
- What is the term and the exit? Understand the length, renewal and how notice works before you sign.
- Who owns and runs the building? An owner focused on helping tenants succeed is worth more than any single amenity.
