How Much Can You Actually Make in Your Own Suite? Real Naples Numbers

When people ask what a suite costs, they are really asking the wrong question. Rent is one line on a page. What matters is what lands in your account at the end of the month. Here is how to estimate that honestly for a Naples suite — no hype, just arithmetic you can check.

Start with your service revenue

Take your average ticket and multiply it by how many clients you realistically see in a week, then by the weeks you actually work in a year (most full-time pros land near 48–50 after time off). A stylist averaging $120 a ticket and 25 clients a week is doing roughly $3,000 a week, or about $144,000 a year in services. In a commission salon keeping 50%, that book takes home $72,000 before tips. In your own suite, you start from the full $144,000 and subtract costs instead of a percentage.

Subtract the real costs

The honest expenses of a suite are straightforward, and most are tax-deductible:

  • Rent — your one fixed cost, paid weekly
  • Products and back bar — now bought at cost, not marked up by a salon
  • Card processing and booking software — typically 3–4% of card sales plus a small monthly fee
  • Insurance and licensing — a few hundred dollars a year

Notice what is not on that list: a 50% cut of every service, forever. That is the whole point.

A quick worked example

Take the same $144,000 book. Subtract, say, roughly $22,000 in rent, $12,000 in product, and $6,000 in processing, insurance and software, and you are near $104,000 before tax — versus $72,000 on 50% commission. That is a $30,000-plus swing on an identical client list, and it grows every year your prices rise, because in a suite the raise is entirely yours.

Your numbers will differ — your ticket, your volume and your product habits are unique. That is why we built a calculator instead of quoting one figure.

Retail is the quiet multiplier

In most commission salons, retail earns you a token 10%. In your own suite you keep the full margin on everything you sell. For estheticians and stylists with a strong product story, retail alone can cover a meaningful slice of the rent — turning a cost center into profit.
